When cleaning the screen enclosure, it is important not to use pressure as the screens can be pushed out or damaged. While professionals who clean pool decks and patio enclosures are known as “pressure washers” we don’t actually use pressure to clean screen enclosures as is the case with fence cleaning. The method used is more known in the industry as soft-washing because it uses low pressure and chemicals to do the work.

The amount of pressure used is similar to a hose with a stream setting on. The proper way to clean it is to use the proper chemicals to remove the mold that is clinging to the surface. With the proper concentrations and dwell time, the mold and mildew will melt down and will be easer to rinse off safely. This is the approach that should be taken for the entire screen and the support structure as well.

It takes detail and great care when cleaning patio and pool screen enclosures to avoid pushing screens out of their frame or spraying chemicals onto plants or other property. In our process, we first assess the condition of the screen enclosure both in terms of how much dirt and mold has accumulated on the enclosure as well as the structural and functional condition of the enclosure itself. We also take into account what property may be near that should be moved or covered for protection. Our approach is to rinse all areas and plant life nearby prior to using any chemicals in the areas. Wood patio decking requires a different approach to cleaning. Wood can be in all sorts of conditions and is assessed before beginning a cleaning process. Our goal is to make your wood deck look as close to new condition as possible so that it can be ready for any other project you may have planned for your deck. In addition, we want to remove all organic material so that it is safe as decks can become slippery when wet and covered in mold.

In all instances, low pressure is used to avoid furring the surface of the wood and cleaning is done with light pressure and with specific chemicals. After rinsing all the wood or Trex decking, a mild solution is applied to destroy mold and soften dirt that is attached to the surface. Sometimes a light scrubbing is necessary on deck to loosen the dirt. A solid and even rinsing is then necessary to remove all dirt and organic material.

On wood decks a follow up solution is applied that removes rust stains and brings up the rich color and grain of the wood. We then rinse off the wood after some dwell time has been allowed. In all cases, a clean deck is very enjoyable, appealing, and inviting.

Pool enclosure screens can be sprayed down with a soap or detergent and could be brushed lightly and then rinsed if you are trying to clean it yourself. Rinsing with a hose will suffice but do not apply too much pressure to avoid pushing the screens out of position.

Any mold killing agent will work when removing mold and can be found in big box stores. Mold does stick to porous surfaces easier and requires higher concentrations and dwell times in such cases. Be sure to be careful with certain painted surfaces and plants when using mold killing agents and be sure to wear eye protection as well and breathing protection as these chemicals are harmful and should be respected.

Metal enclosures are cleaned in the same manner as others. Most enclosures are made out of aluminum. A detergent or soap can be used and scrubbed onto screens lightly. Be sure to take into account certain paints when using chemicals to clean pool enclosures. If you are not sure, test a spot with a chemical you are considering using.

Mold killing chemicals in addition to light soaps can be used to clean lanai frames. Be sure to test chemicals on spots and not to scrup frames too hard as you may have oxidation which will look unsightly once scrubbed as it will leave the surface uneven.

You can spray soaps and detergents using your pressure washer or other methods which helps break down the connection to the walls and screens. Then good water pressure should finish bringing down the webs.

Oxidation is the result of failed paint. It can be visible and looks like faded paint or a chalky dusty residue on your fingers when wiped off. It fails over time in the weather and can either be scrubbed completely off with certain professional chemicals which can be time consuming or with other professional chemicals that allow for application and rinsing. Oxidation should be removed prior to repainting a surface.

Screens should not have high pressure applied to them as they can be torn or ripped out of position especially with brittle and oxidized screens that are old as they tear easily. Chemicals should be sprayed and allowed to dwell and then can rinsed off to remove dirt and pollen from screens.

Chemicals that kill mold and mildew can be applied to kill the lichen and remove the pollen. Spraying detergents and soaps onto the screen can loosing the pollen but lichen will be stuck onto the screens and is more difficult to remove. The lichen may need some light scrubbing after the chemicals have been allowed to dwell and kill the lichen as it is organic.
